If you’ve been wondering what’s really going on in the Northern Nevada housing market — whether it’s a good time to buy or sell — you’re not alone. The environment continues to evolve, and understanding the Reno Sparks market data behind those changes can help you make smarter decisions.
I’m Sarah Schultz, a REALTOR® here in Northern Nevada, and every month I do a deep dive into our market data to help you stay informed about local housing trends, buyer and seller behavior, and what it all means for you.
Let’s take a look at the most recent numbers for Washoe County, based on single-family homes (not condos, townhomes, or vacant land), and then I’ll share my professional advice for both buyers and sellers navigating today’s market.
Keep in mind that the Reno Sparks market data is always reported in arrears — these numbers are based on closed sales, which means they reflect the market activity from roughly 30–40 days ago.
Here’s what the Reno–Sparks market looked like in September:
So what do all these numbers mean for you?

It’s no secret that mortgage rates are the main headline in real estate right now. As of this writing, they’re hovering in the mid-6% range, with noticeable volatility week to week.
If you’re buying, consider locking in your rate as soon as you see a competitive offer. Waiting could mean higher payments later.
While the market has shifted slightly in your favor, affordability remains a challenge — so be realistic with your offers. Sellers are more negotiable than they’ve been in years, but they’re also cautious. Focus on making strong, reasonable offers that reflect fair value.
Inventory has dipped again, but overall it’s still higher than in the peak frenzy years. You may want to expand your search radius slightly — sometimes the perfect home is just a few miles outside your original target area.
For sellers, this market feels very different from what we’ve experienced over the past few years. The days of overpricing and getting multiple offers overnight are behind us — at least for now.
Your pricing strategy and marketing matter more than ever. Homes that are priced correctly from the start and marketed effectively — with professional photography, video tours, drone footage, and lifestyle storytelling — are still selling well.
Buyers today are discerning. They’re comparing options and thinking critically about value. That’s why your listing needs to stand out — not just with great visuals, but with an emotional connection. A strong real estate marketing plan should sell the Nevada lifestyle as much as the home itself.
If your home is vacant, consider staging (physical or virtual). It helps buyers imagine themselves living there. And if you’re not getting traffic through the door, it’s a marketing issue — not necessarily price.
Lastly, be open and flexible. Counter every offer, even if it’s not perfect. You never know where a deal might land. Offering incentives such as rate buy-downs, closing cost credits, or repairs can also help you stay competitive.

Both buyers and sellers are facing challenges in today’s Northern Nevada real estate market, but there are still opportunities — especially for those who are strategic and informed.
Whether you’re buying your first home, upgrading, or downsizing, partnering with the right REALTOR® can make all the difference. Someone who understands not just the Reno Sparks market data, but the story behind the market — and how to position you for success.
