Is the Reno housing market finally cooling off—or are we just catching our breath? As we step into fall, the September Reno market data brings a lot to unpack: shifting home prices, evolving inventory, and the latest mortgage rate news. Whether you’re buying, selling, or just keeping an eye on the Northern Nevada real estate market, here’s what you need to know.
The median sales price for single-family homes across Washoe County came in at $600,000. That’s slightly up from last month, but still down compared to a year ago.
It’s important to note that these numbers reflect county-wide averages. Real estate is incredibly neighborhood-specific, especially in Reno and Sparks. A home in Midtown Reno may tell a very different story than one in Spanish Springs or Carson City. If you’re looking at buying or selling, neighborhood-level data is the most valuable insight you can have.
Closed sales fell sharply, with only 386 homes sold, a 10% drop compared to July. Buyers are taking longer to commit, and sellers are noticing.
The average time it took for homes to go under contract was 29 days, holding steady month-over-month but up from last year. Simply put, homes aren’t flying off the shelf like they were in 2021–2022.

Sellers received about 98.5% of their asking price in August. While still close to full price, this is the lowest we’ve seen in quite a while. The days of buyers paying far over asking in Reno real estate are fading. Today’s buyers are negotiating again—asking for concessions, price adjustments, and even rate buy-downs.
Here’s where things get interesting.
Here’s what the Reno market data is telling us: fewer new homes are being listed, but the ones that are already on the market are taking longer to sell, building up overall supply. More choices = more leverage for buyers.
At the time of this update, 30-year fixed mortgage rates sit between 6.56% and 6.59%—the lowest levels in about 10 months. Analysts predict rates may slide further into the mid-6% range by year’s end, boosting affordability slightly.
But here’s the nuance: as rates drop, competition tends to rise, often pushing prices back up. For buyers, that means we’re in a rare window of opportunity—prices are softening, rates are easing, and competition hasn’t heated back up… yet.
