THE SELLING PROCESS

choose an agent

Listing your property is a huge decision. Choose your representation carefully. Interview multiple agents and make sure they have a data-driven pricing strategy and comprehensive marketing plan in place.

pre-listing

I will help you to clarify any pre-listing tasks and repairs you will need to complete before the photographer comes and the listing goes live. These items will sometimes include cleaning, staging, and light repairs or remodeling.

Publish Listing

I will arrange for a professional photographer who specializes in real estate photography to capture all of the best features of your property. Listing photos are of the utmost importance when selling your home. You can also opt to have Matterport or virtual tour media created. When everything is ready, your listing can go live and showings can begin!

Market your home

Once your listing is live, I will  go to great lengths to generate traffic and find a buyer. My marketing strategy will include open houses, digital marketing campaigns, email campaigns, and possibly mailers. My mission is to get you the highest net profit in the least amount of time, with as little stress as possible.

Accept an offer

With my help and guidance, you will carefully consider the terms of every offer made. When we have chosen a buyer to work with, we will counter or accept their offer, aiming to lock in the most favorable terms possible for you.

Contingencies

Once you are under contract, the buyer will order a home inspection and appraisal, and begin the formal process of obtaining financing for their purchase.

NEGOTIATIONS
Once the buyer has completed the home inspection and appraisal, they will make any necessary repair requests. We will also negotiate in the event that the appraisal comes back lower than the accepted offer price.

Walkthrough

Once all repairs have been made, the buyer will perform a final walkthrough to make sure they are satisfied with the final condition of the property.

Signing

Once all contingencies have passed and negotiations are complete, both parties will sign (with wet ink) the closing documents with title and escrow.

Closing Day

When both parties have signed, the escrow officer will release the file to record with the county assessor. Once the property is on record, the sale has officially closed and we will celebrate!
