As we close the books on December, it’s time to take a closer look at the Reno Sparks market data and what the latest numbers reveal. Whether you’re considering buying or selling, or simply keeping a pulse on the Nevada real estate market, this update will provide the key data, trends, and actionable advice you need.
Despite the typical seasonal slowdown during the holiday months, Reno-Sparks saw a 2.2% month-over-month increase in the median sales price, landing at $595,000. Year-over-year, this represents a 6.3% increase. This steady growth highlights the long-term strength of the market.
For homeowners and investors alike, this trend reinforces the value of real estate as a solid investment. Even during cooler months, the Reno-Sparks lifestyle and Nevada’s economic stability continue to attract buyers.
December surprised us with a 3% month-over-month and 25.8% year-over-year increase in closed sales, with 341 homes sold. This is particularly notable since activity typically slows as we head into winter and holiday festivities. One factor to consider is the lagging nature of this data; many of these sales likely reflect contracts signed in November. Nevertheless, it’s a strong indicator that buyers remained active despite the season.

One of the more striking metrics this month was the median days to contract. This jumped by 69% month-over-month and 27% year-over-year, landing at 49 days. Homes are sitting on the market longer, which can be attributed to factors such as higher mortgage interest rates and buyers taking a more cautious approach amid broader economic uncertainties.
For buyers, this slower pace offers more breathing room to explore options and secure financing. Sellers, however, should remain strategic—pricing appropriately and presenting a home well is more critical than ever.
Sellers are still receiving close to their asking prices, with the percentage of list price received hovering at 98.2%. While this metric fluctuates minimally, it underscores the importance of accurate pricing. Sellers who work with experienced agents to price their homes strategically are more likely to attract serious buyers and close deals near their target.
The median sold price per square foot saw a marginal 0.3% decrease month-over-month but a 7.6% increase year-over-year. While slight month-to-month shifts are normal, the annual growth reflects the continued demand for housing in the Reno-Sparks area, fueled by its attractive lifestyle and economic opportunities.

New listings took a significant dip, dropping by 35.5% month-over-month to just 223. However, compared to December 2023, this is a 10.4% increase year-over-year. This drop in new inventory is not surprising given the holiday season, as many sellers opt to wait until after the New Year to list their homes.
Active inventory also declined, landing at 737 homes, a 21.3% month-over-month decrease. However, this still represents a 19.6% increase year-over-year. The lack of fresh inventory means that buyers are turning to homes that have been on the market for a while, creating opportunities for sellers with properties that may have previously been overlooked.
The months’ supply of inventory—the time it would take for current inventory to sell out at the current pace—is now at 2.2 months. This represents a 23.7% month-over-month decrease and a 4.9% year-over-year decrease. While still indicative of a seller’s market, this metric is creeping closer to a balanced market.

If you’re considering listing your home, now is the time to start preparing. While the market remains competitive, the early months of the year often provide a sweet spot before spring brings an influx of new listings. By listing sooner rather than later, you’ll face less competition and can take advantage of the renewed buyer activity we’re already starting to see.
Pricing your home correctly and presenting it well—with professional photos, staging, and marketing—will be essential. Homes that sit too long often develop a stigma, making strategic planning crucial.
While the market remains competitive, the increase in days to contract means you have more time to make decisions. Use this time wisely to secure pre-approval, tour multiple homes, and carefully evaluate your options.
Working with a knowledgeable agent can help you navigate negotiations, especially in scenarios where sellers may be more motivated. With mortgage rates still a factor, locking in the best possible rate will also be key to keeping your costs manageable.

Looking ahead, I anticipate a noticeable uptick in activity as we move into late winter and early spring. Buyer activity is already picking up on the ground, and I’m predicting stronger momentum by February. Sellers who take advantage of this timing will likely find themselves well-positioned in a market that continues to experience high demand and limited supply.
Whether you’re buying or selling, the Reno-Sparks real estate market remains dynamic and full of opportunities. If you have questions about these trends or need guidance tailored to your unique situation, don’t hesitate to reach out.
