Welcome back to this month’s Reno Sparks market data recap! As always, I’m here to break down the latest real estate trends and what they mean for both buyers and sellers. Let’s dive into the data for February 2025, analyze key market indicators, and discuss my predictions for the months ahead.
The median sales price for single-family homes in Reno, Sparks, and Carson City came in at $569,500, showing a marginal decline of less than 1% from the previous month. However, the median price per square foot increased by the same percentage, effectively balancing out any perceived decline in value.
This suggests that home values remain relatively stable despite minor fluctuations. Given the continued demand and inventory challenges in our market, we’re not seeing significant price drops.
A total of 311 homes closed in February, marking a 5.8% increase month-over-month and a 4% increase year-over-year. This rise in sales is typical for this time of year as the market rebounds from the holiday slowdown. As expected, activity is picking up as we head into spring, traditionally a busier season for real estate.
The most significant shift this month was in median days to contract, which dropped 32.4% to just 23 days. This is a strong indicator of a competitive seller’s market. Homes are moving faster, multiple offers are becoming common again, and buyer demand remains high.
This could be due in part to the warming weather, which typically brings more buyers into the market. The competition is heating up!

Sellers received 98.6% of their list price on average, which is a minor increase from last month. This reinforces the trend that well-priced homes continue to attract strong offers. Year-over-year, this number is down 4%, but overall, it’s holding steady in our market.
Despite the increased buyer activity, new listings dropped by 4% month-over-month. This was surprising, given that spring typically brings more inventory to the market. However, new listings are still up 15% year-over-year, indicating some improvement compared to last year.
Meanwhile, active inventory decreased by nearly 9% month-over-month, further reinforcing the tight supply-demand balance. Year-over-year, inventory levels have improved by 24.1%, but we’re still far from having enough homes to meet buyer demand.
Our market currently has 2.1 months of inventory, a sharp 14% drop month-over-month but up 19% year-over-year. To put it simply, if no new listings came on the market, we would run out of homes to sell in just over two months. This continues to be a classic sign of a strong seller’s market.

If you’re in the market for a home, now is the time to be prepared and act quickly. Here are my top recommendations:
Despite the tight inventory, great ho
Sellers, this is a fantastic time to list your home! With limited inventory and strong demand, you have the advantage. Here’s how to make the most of it:
With buyers actively competing for homes, now is a prim

With spring on the horizon, I expect to see increased buyer activity and more listings hitting the market in the coming months. However, given our long-standing inventory shortages, I don’t anticipate a significant shift toward a buyer’s market anytime soon.
