If you’ve been watching national housing headlines lately, you’ve probably seen words like “crash,” “buyers market,” or “inventory surge” splashed everywhere. But here’s the truth: the Reno Sparks housing market update is telling a very different story.
As a REALTOR® serving Reno, Sparks, Carson City, and the surrounding Northern Nevada communities, I track the data closely every month. And the on-the-ground reality here doesn’t align with the national clickbait. In fact, our market continues to behave in unique ways—driven largely by strong local economic factors and sustained demand for housing.
This report breaks down the latest Washoe County numbers for single-family homes only (no condos, townhomes, or land). Let’s dive into what’s actually happening—and what it means for both buyers and sellers navigating the Reno Sparks lifestyle and housing market.
Reno is in the middle of a long-term growth cycle fueled by expanding industries like healthcare, tech, and manufacturing. This continued economic expansion attracts new residents, new jobs, and new long-term housing demand. Our region is still developing, and that growth supports pricing stability even when other markets soften.
This is one major reason why Nevada real estate, especially here in Northern Nevada, often moves to its own rhythm.
contrast to what we’re hearing nationally, the median sales price in Washoe County increased:
It wasn’t a dramatic jump, but it was a meaningful one—especially during a time of year that typically cools off.
Despite this increase, buyers do have more flexibility than they did during the frenzy of 2021–2022. And that’s a good thing. More on that below.
Closed sales decreased:
This is totally expected as we shift from summer into fall. Once school starts and the holidays approach, many people naturally hit pause on their plans. This slowdown affects activity levels, but it doesn’t necessarily indicate weakening demand.

Washoe County homes went under contract with a median of 35 days, which is:
Both can be true: the market is faster compared to late summer, but slower compared to fall 2023. Context matters.
Homes under the median price point—especially under $600K—are still moving quickly. Luxury properties or niche listings may take longer.
This metric barely moves, and this month is no exception:
Sellers who price strategically still see strong results. Overpricing continues to be the biggest reason a property sits longer than necessary.
This aligns with price stability and is consistent with seasonal patterns.
As expected for this time of year:
Even though inventory dipped, buyers still have far more choices than they did during the COVID-era frenzy. I have buyers today asking to see 12+ homes in a single outing—something that would’ve felt impossible two years ago.
This metric supports what we’re seeing elsewhere: demand remains steady, and supply is tightening slightly.

If you’ve been waiting for a big price drop… it isn’t happening in Northern Nevada. Demand is simply too strong.
Here’s what you can take advantage of:
You’re not limited to 3–5 options in your price range like during the peak of the frenzy.
If a standard single-family home has been on the market longer than the median days to contract, the seller may be more negotiable.
Homes under $600K—especially move-in-ready ones—still move quickly.
Get preapproved early so you can write immediately when the right home appears.
If a home is nearing 35 days on market, it may be close to getting an offer.
If it’s well past 35, it may be your chance to negotiate.

Despite the headlines, this is actually a great window for sellers—especially those with homes that present well.
Here’s why:
Less competition means your home stands out more.
Demand hasn’t gone anywhere. I’m personally seeing more buyer activity this fall than I did all summer.
Properties that are:
Simply putting your home on the MLS isn’t enough. Your agent should be running a full media campaign:
Buyers start online, often on Zillow, Redfin, or Realtor.com—your home must make a strong first impression.
Despite national noise and doom-and-gloom headlines, the Reno Sparks housing market update remains stable and competitive. Demand is healthy, economic growth continues, and both buyers and sellers have opportunities—if they approach the market with a solid strategy.
