Reno Sparks Housing Market Data for May 2025

Hi everyone! I’m Sarah Schultz, a REALTOR® serving Reno, Sparks, Carson City, and surrounding areas across Northern Nevada. Every month, I dive deep into the Reno Sparks housing market data to help buyers and sellers make informed decisions. In this post, we’re breaking down May 2025’s trends, stats, and what they mean for you.

Spoiler alert: Things are heating up, and we’re seeing some serious shifts in momentum. Whether you’re buying your first home, relocating, or prepping to sell, you’ll want to stay tuned for the full breakdown—especially my market advice at the end.

May 2025 Market Snapshot–Washoe County

All stats reflect single-family residential homes in Washoe County, including Reno, Sparks, and surrounding areas like Fernley, Fallon, and Minden. Let’s get into the numbers:

Median Sales Price

$596,475 — Up 1.4% from April
We’re inching closer to that $600K mark. Yes, it’s a high number—but keep in mind, this doesn’t include condos, townhomes, manufactured homes, or land.

Closed Sales

416 closed transactions — Up 8.6% month-over-month
May was very active. Personally, I saw a record number of listings go under contract that month, resulting in a record-breaking June for closings. And that’s saying something—this is busier than even the post-COVID frenzy.

Reno Sparks Housing Market Data

Median Days to Contract

12 days — Down 28.1%
Homes are moving faster. This drop is a clear signal that buyer competition is intensifying, even with rising inventory.

Percent of List Price Received

98.7% — Up slightly by 0.1%
This number stays steady, month after month. If you price your home right, you can expect to receive near full asking price—especially under the median price point.

Median Price Per Square Foot

$329/sq ft — Up 2.5%
This reflects actual sale prices (not list prices) and shows continued appreciation in our Northern Nevada real estate market.

Reno Sparks Housing Market Data

New Listings

627 new listings — Up 8.9%
It feels like inventory is up—and it is. More homes are hitting the market than we’ve seen in years.

Active Inventory

1,102 active listings — A massive 32.6% increase from April
Even more impressive: This is a 46.7% increase year-over-year. Inventory is climbing rapidly, which is a big deal for buyers.

Month Supply of Inventory

2.44 months — Up 22.1% month-over-month, and 53% year-over-year
In theory, 6 months = a balanced market. In today’s faster-paced environment, many experts say 3 months is a more realistic benchmark. So at 2.4 months, we’re still technically in a seller’s market, but teetering close to balance.

What This Means:
A Market on the Edge of a Shift

We are on the precipice of a shift. While we’re still in a seller’s market, the data is clearly pointing toward balance. Here’s what this means for both buyers and sellers.

Advice for Buyers

If you’re purchasing a home right now, here’s what you need to know according to the Reno Sparks housing market data:

      • Inventory is up. You have more options than we’ve seen in 5+ years.

      • Competition is also up. Homes are flying off the market faster than they were last month.

      • Move quickly. You don’t need to panic—but if you love a property, don’t “sleep on it.” You’ll likely lose out.

      • Don’t compromise on must-haves. With this much inventory, the right home is out there—you just need a proactive agent to help you find it.

      • Due diligence matters. Act fast, but don’t skip inspections or financing checks. Balance speed with strategy.

Buyer Tip: You’re in a rare window where more inventory exists but before interest rates rise further—or buyer demand surges again. If you’re serious, now’s the time to get pre-approved and start the search.

    Advice for Sellers

If you’re selling your home this summer, here’s what you should focus on:

    • Homes are selling faster—but only if priced and presented correctly.
    • More competition means better prep. Think: curb appeal, cleaning, staging, touch-ups.
    • Buyers are active. If your home is priced right, there’s a strong chance it will go quickly and close close to asking.
    • You still have the upper hand, especially under the median price point—but it’s not the frenzy of 2021 anymore.

Seller Tip: Take advantage of this peak buyer activity before the summer season tapers off. The market is active now—don’t wait until it slows dow

Why the Sudden Uptick in Activity?

Here’s what I’m seeing on the ground—and I’d love your thoughts too:

    • Interest rates are still high, but buyers are finally adjusting.
    • That old saying? “Marry the house, date the rate.” It’s clicking. Buyers are realizing they can always refinance later.
    • Some homeowners are done waiting. They’ve outgrown their current homes and are ready to move on—even with higher rates.
    • Some may be keeping their lower-rate homes as rentals, but with active inventory this high, many are choosing to list instead.

Bottom line: It feels like our market—and our mindset—is finally adjusting to the new
