Let's Unpack the June Reno Sparks Housing Market Data 2024

A HEATED MARKET?

Hello everyone, welcome back to the blog! If you’re new here, my name is Sarah Sperber, and I’m a REALTORĀ® in the Northern Nevada market, specifically serving Reno and Sparks. Each month, I dive into the latest Reno Sparks housing market data to provide you with an insightful update. This month, we’re looking at June’s statistics and what they mean for both buyers and sellers.

June Market Highlights

Price Trends: June saw a slight uptick in home prices, with a month-over-month increase of just under 2%, bringing the median home price to $599,950. While this increase isn’t as substantial as some might have expected, it still indicates a strong market for sellers.

Closed Sales: A surprising shift occurred in the number of closed sales, which dropped to 400. This is a nearly 10% decrease from May and an 11% decrease year-over-year. This decline suggests a cooling in market activity, likely influenced by high mortgage rates and economic uncertainty.

Median Days to Contract: Homes are staying on the market a bit longer, with the median days to contract rising from 11 to 16 days. Although this is still a relatively short period, it marks a shift from the rapid pace we’ve seen in previous months.

Price Per Square Foot: The median sold price per square foot decreased slightly to $318, though this is still a 4% increase year-over-year. This statistic can sometimes fluctuate due to the nature of median calculations versus averages.

New Listings and Active Inventory: New listings decreased by 14.8%, landing at 559, indicating that many potential sellers are holding back. However, active inventory increased significantly to 870 listings, an 88.3% increase from May and a 10.5% increase year-over-year. This rise in inventory might offer some relief to buyers.

Months Supply of Inventory: The month’s supply of inventory rose to 2.2 months, a nearly 20% increase from May and a 24% increase year-over-year. While still below pre-pandemic levels, this increase suggests a potential easing of the inventory crunch.

Reno Sparks Housing Market Data

Analysis and Predictions

The Reno-Sparks housing market is experiencing a mix of traditional summer activity and unusual market pressures. High interest rates are a significant factor, affecting both buyers and sellers. Many homeowners who secured low rates during the pandemic are hesitant to sell and take on higher payments for a new home. This contributes to the inventory issues and market stagnation.

For buyers, it’s crucial to stay competitive. Despite increased inventory, desirable properties are still moving quickly. Ensure your financials are in order, make strong offers, and be decisive when you find a home that fits your needs.

For sellers, it’s important to price your home strategically and ensure it stands out. With more listings available, buyers have more options and are becoming more selective. High-quality photos and a compelling listing can make a significant difference.

Final Thoughts

The Reno Sparks housing market data remains challenging yet dynamic. Both buyers and sellers need to be well-prepared and strategic to navigate these conditions successfully.
