Is the Market Shifting? Let’s Talk Numbers. If you’ve been following national headlines lately, you’ve probably seen attention-grabbing statements like “The Market Has Officially Shifted to Buyers!” And while those stories might be accurate in some places, what’s happening here in Northern Nevada real estate—particularly the Reno Sparks housing market data—tells a more nuanced story.
Let’s take a closer look at the data for June 2025 and what it means for both buyers and sellers navigating the current market.
Median Sales Price: $615,700
⬆️ Up 3.9% MoM | ⬆️ Up YoY
Home values are holding strong and even showing moderate growth. This suggests we’re not yet seeing price drops like some national media outlets would have you believe.
Closed Sales: 448
⬆️ Up 2.3% MoM | ⬆️ 11.4% YoY
June brought a lot of energy to the market. On the ground, it felt like one of the busiest months I’ve seen in my five years in real estate.
Median Days to Contract: 21 days
⬆️ Up 16.7% MoM | ⬆️ 50% YoY
Homes are taking longer to sell—but 21 days is still a quick turnaround. Yes, this is a sign of softening, but not a slowdown.
Percent of List Price Received: 98.7%
➖ Slight 0.1% MoM decrease | ⬇️ 0.9% YoY
Sellers are still getting close to asking price when they price their homes appropriately.
Median Sold Price per Sq. Ft.: $327
➖ No change MoM | ⬆️ 2.8% YoY
Prices remain steady, showing buyer demand is still present.
New Listings: 606
⬇️ Down 6.9% MoM | ⬆️ 7.4% YoY
We’ve seen a modest seasonal dip in new inventory, which is typical after the spring surge.
Active Inventory: 1,159
⬆️ Up 7.1% MoM | ⬆️ 45.4% YoY
Buyers now have significantly more options than they did this time last year—a big shift.
Months Supply of Inventory (MSI): 2.6 months
⬆️ Up 4.7% MoM | ⬆️ 30.5% YoY
A balanced market used to mean 6 months of inventory. In today’s fast-paced post-COVID real estate environment, 3 months may be the new normal.
While some of these numbers point to a “cooling” or softening market, we’re not seeing a crash. Home values are remaining stable—or climbing modestly—while buyers are gaining a bit more leverage with increased choices and longer days on market.
We’re likely in a transition. Is it a full-blown buyer’s market? Not quite. But if you’re purchasing a home in Reno, conditions are leaning in your favor more than they have in the past 5 years.
Meanwhile, sellers still benefit from strong home values—especially with the right pricing and marketing strategy.

We’re entering a phase where buyers are savvier and more selective. Here’s what you can do to stay competitive:
Even in a shifting market, I’ve seen sellers come out on top—with multiple offers and minimal days on market—when the right strategy is in place.

The Reno-Sparks real estate market is evolving, not crashing. With more options and slightly more time to decide, buyers are gaining power—but sellers with well-priced, well-marketed homes are still closing strong.
