If you’ve been following national real estate headlines lately, you might be wondering whether the market is finally slowing down. But when it comes to buying or selling a home, national trends only tell part of the story.
The Reno housing market continues to follow its own path, shaped by local inventory, buyer demand, and migration into Northern Nevada. The latest July market data paints a picture of a market that remains healthy and competitive, even as conditions become more balanced than the frenzy we experienced a few years ago.
Here’s what happened in Washoe County and what it means if you’re planning to buy or sell a home.
All statistics below reflect single-family homes in Washoe County.
The median sales price climbed to $644,500, increasing 1.5% month over month and 4.6% year over year.
Home values continue to appreciate at a steady pace, demonstrating that buyer demand remains strong despite higher mortgage rates.
A total of 508 homes closed during the month.
More completed sales indicate that buyers are continuing to move forward with their home purchases rather than waiting indefinitely for interest rates to change.
Homes took a median of 13 days to receive an accepted offer.
While homes are taking slightly longer to sell than they did a month ago, less than two weeks on the market is still remarkably fast. Well-priced homes continue to attract strong interest.
The median sold price landed at $335 per square foot.
This slight monthly decline doesn’t necessarily signal falling home values. Instead, it reflects changes in the types and sizes of homes that sold during the month. Overall pricing remains strong across the market.
New Listings
New listings declined to 566 homes.
Fewer homeowners are listing their properties, limiting new inventory coming onto the market.
Active inventory also declined to 894 homes.
With fewer homes available compared to last year, buyers continue to compete for quality properties, particularly in desirable neighborhoods and popular price points.
Inventory currently sits at just 1.8 months.
A balanced market typically has around four to six months of inventory. At just 1.8 months, Washoe County remains firmly in seller’s market territory.

Although mortgage rates remain a hot topic, today’s buyers actually have opportunities that didn’t exist during the height of the competitive market.
Many homes are no longer receiving dozens of offers, and buyers often have greater negotiating power when it comes to inspections, repairs, or seller concessions. While competition certainly exists, it’s more manageable than it was just a few years ago.
If interest rates eventually decline, many buyers who have been waiting on the sidelines are likely to re-enter the market simultaneously. Increased demand could create more competition and place additional upward pressure on home prices.
For buyers considering purchasing a home, waiting for lower rates isn’t always the most cost-effective strategy. Purchasing before buyer demand surges may provide greater negotiating leverage today, with the option to refinance if rates improve in the future.
Preparation remains one of the biggest advantages in today’s market.
If you’re financing your purchase, work with a lender early to understand your budget, estimated monthly payment, and financing options. Every property has different taxes, insurance costs, and other variables that affect affordability.
Cash buyers should also know they don’t necessarily need every dollar immediately accessible before beginning their home search. Typically, you’ll need funds available for your earnest money deposit, inspections, and appraisal costs during escrow, while the remainder can often be transferred closer to closing.
Having proof of funds ready can also strengthen your offer and provide sellers with additional confidence.
While current conditions continue to favor sellers, pricing strategy has never been more important.
Today’s buyers are well-informed. They have instant access to recent comparable sales, neighborhood trends, and online valuation tools. Overpricing a home often results in fewer showings, extended market time, and unnecessary price reductions later.
Launching your home at the right price from day one gives you the best opportunity to attract serious buyers, generate multiple offers, and maintain negotiating leverage.
Marketing is equally important.
The vast majority of buyers begin their search online long before scheduling a showing. Professional photography, high-quality video, compelling property descriptions, digital advertising, email campaigns, and social media exposure all play an important role in reaching qualified buyers.
Simply placing a listing on the MLS is no longer enough. Successful home sales require proactive marketing strategies that meet buyers where they’re already searching.

The Reno housing market isn’t crashing, but it also isn’t experiencing the extreme pace we saw during the pandemic years.
Instead, we’re seeing something much healthier: a market that rewards preparation, realistic pricing, strong marketing, and thoughtful negotiation.
For buyers, opportunities still exist, especially for those who are financially prepared and ready to act when the right property becomes available.
For sellers, limited inventory continues to create favorable conditions, but success depends on presenting and pricing your home strategically from the very beginning.
Perhaps the biggest takeaway is this: local data matters.
National headlines often focus on broad trends across the country, but Nevada real estate is highly localized. Washoe County has its own supply levels, migration patterns, economic drivers, and buyer demand that often differ significantly from national averages.
Whether you’re relocating to Northern Nevada, moving within the region, or simply curious about the real estate market, understanding what’s happening locally provides a much clearer picture than national news ever could.

Whether you’re considering buying your first home, selling your current property, or relocating to Northern Nevada, understanding local market conditions helps you make informed decisions.
The Reno housing market remains resilient, inventory is still relatively limited, and buyers and sellers alike can succeed with the right strategy.
