Client Success Story: How We Secured their Dream Home in Reno, Callahan Ranch

(and Walked In with $78K in Equity)

Buying a dream home in Reno is always a journey—but for one recent couple I worked with, that journey came with a few unexpected twists, a lot of strategy, and one incredible win. I want to share their story with you, not only because I’m incredibly proud of the result, but also because I think it demonstrates just how much strategy, communication, and care matter in today’s real estate market.

If you’re considering purchasing a home in the Reno-Sparks area—or anywhere in Northern Nevada—I hope this success story gives you some insight into how a thoughtful approach can make a huge difference.

The Backstory:
A Second Chance at a Better Buying Experience

These clients were relocating to Reno and had previously bought a home on the East Coast. Unfortunately, their past experience left a bad taste in their mouths: the agent they worked with was unresponsive, failed to explain the process, and didn’t advocate for them.

So when they reached out to me, they made it clear: they were looking for guidance, transparency, and someone who would go to bat for them. As a REALTOR® in Northern Nevada who takes pride in changing the perception of our industry, I knew this was my opportunity to flip the script.

The Challenge:
Budget vs. Neighborhood

Their target neighborhood was Callahan Ranch in South Reno—a scenic, highly sought-after area for buyers who love outdoor activities like skiing, hiking, and being close to Mount Rose. The problem? Homes in that neighborhood tend to price just above the average buyer’s budget.

We had to get creative.

The Strategy:
Smart Financing + Older Home Advantage

My first step was connecting them with one of my go-to local lenders. This lender is excellent at exploring all financing angles, adjusting inputs, and running multiple loan scenarios to help buyers maximize affordability. They worked wonders here.

I also suggested a strategic approach: consider older homes.
Here’s why:

  • In our Nevada real estate market, older homes often come with lower property taxes—a benefit many buyers don’t realize.
  • New construction in our area can hit buyers with a 1% property tax based on the purchase price, which adds significantly to monthly payments.
  • Many older homes have character, larger lots, and more privacy—especially in established neighborhoods like Callahan Ranch.

They were on board. We focused on homes with great bones that might need a little cosmetic work—but would give them the lifestyle they were after.

Due Diligence:
Inspection Overload (For All the Right Reasons)

Because their last experience left them feeling uncertain, I made it a point to keep them informed every step of the way. That included doing every home inspection under the sun.

And I mean every:

  • General home inspection
  • Pest inspection
  • Chimney and fireplace
  • HVAC
  • Radon
  • Well inspection

Fun fact: my dad is a retired home inspector, so due diligence is in my blood. I even spent several snowy days at the home coordinating contractors and inspectors myself. At one point, I had to park a street away and hike through the snow just to keep everything on track.

The Breakthrough:
Cracked Furnace = $13K Credit

One of the most critical discoveries during inspections was a crack in the furnace—a serious health hazard. The HVAC system was oil-based (expensive to run), and the buyers already knew they wanted to convert to a more energy-efficient heat pump.

I got a quote for a full system replacement and successfully negotiated a $13,000 seller credit to help cover the cost.

The Plot Twist:
Backup Offer Magic

Here’s where things get really interesting.

We originally lost out on the home to an all-cash buyer. Disappointing, right? But I advised my clients to submit a backup offer—a simple step that many buyers overlook.

And guess what? The primary deal fell through, and because we were already in backup position, my buyers automatically moved into first place. No scrambling. No new offers. We were in.

The Numbers That Made This a Huge Win

This home checked nearly every box:

  • Dream neighborhood ✔
  • Single-story with a huge garage ✔
  • Great schools ✔
  • Room to grow for their toddler ✔

But it gets better:

✅ We negotiated a $13,000 seller credit for repairs
✅ The appraisal came in $65,000 over the purchase price
✅ They walked into their new home with $78,000 in equity on day one

What the Buyers Had to Say

“We really enjoyed working with Sarah buying our house in Reno. As a new mom and new to Reno, I found her advice on local schools and neighborhoods really helpful. I explained to her that I wanted her honest advice and she provided that to us… Her organization, experience, and local contacts for inspections helped in negotiating repairs before closing.”

This kind of feedback means the world to me. I don’t take for granted the trust people place in me during one of the biggest decisions of their lives. Every buyer deserves to feel empowered, informed, and confident.
