If you’re thinking about buying or selling a home in Reno, Nevada, chances are you’ve come across a few “facts” that just don’t tell the whole story. I’m Sarah Schultz, a REALTOR® serving Reno, Sparks, Carson City, and all the surrounding communities—including Fernley, Fallon, Minden, Dayton, and more—and I’m here to set the record straight on 8 of the most common Reno real estate myths.
Let’s dive into the most common misconceptions about buying and selling homes in Northern Nevada—and what’s actually true.
Let’s be honest—Reno is pricey, especially compared to other cities its size. But that doesn’t mean it’s out of reach for first-time buyers. With the right strategy and a skilled agent in your corner, purchasing a home here is absolutely possible.
Yes, we’re facing challenges: limited inventory, high demand (especially from remote workers relocating from California), and elevated interest rates. But there are still neighborhoods that offer more accessible price points. In fact, I made a whole video about Reno neighborhoods ideal for first-time buyers—worth checking out if affordability is your top concern.
This one needs to go away already. You do not need 20% down to buy a home in Nevada.
There are many loan programs available—FHA loans (as low as 3.5% down), VA loans (0% down for qualified veterans), and local lender programs with down payment assistance for Nevada residents. Of course, lower down payments may come with PMI (private mortgage insurance) or additional requirements, but that’s something your lender and REALTOR® can help you plan around.
Bottom line: Don’t let this myth stop you from exploring your options.

This is one of the Reno real estate myths that I hear the most. It’s tempting to try to “time the market,” but that strategy is risky.
While prices can fluctuate, historically, real estate appreciates over time. In Reno, our growing job market, limited housing inventory, and rapid development mean that prices are more likely to rise than fall in any significant way. Waiting often means missing out on equity-building opportunities—and paying rent in the meantime (aka, paying someone else’s mortgage).
As the saying goes: It’s not about timing the market, it’s about time in the market.
In a competitive market, working with a knowledgeable, local real estate agent is more important than ever.
From negotiating the best deal to understanding contract intricacies and reading the story behind a listing, a skilled REALTOR® can save you thousands of dollars in repairs, concessions, and missed opportunities. Don’t just pick any agent—choose someone with boots-on-the-ground experience in Northern Nevada real estate.

False—and potentially dangerous.
Even in a dry climate like Reno’s, inspections are a must. Issues like faulty wiring, foundation problems, radon gas, or plumbing damage can exist regardless of weather conditions. In fact, radon is common in our region, and it’s odorless and invisible without testing.
Whether it’s a pest inspection, HVAC evaluation, sewer scope, or checking for earthquake straps on the water heater (yes, that’s a thing in Nevada), these inspections can also help you negotiate credits from the seller—money in your pocket.
While some homes do receive multiple offers, not all of them go over asking—and many are actually overpriced to begin with.
I’ve helped buyers get fantastic deals on homes that have been sitting on the market, often because sellers mispriced them or listing agents didn’t run proper comps. When you have a strong strategy and insight into seller motivations, there are still opportunities to negotiate smart offers, even in a hot market.

Couldn’t be more wrong.
Reno is a city of incredible diversity—in both housing styles and lifestyles. Whether you’re craving urban energy in Midtown, golf course views in Somersett, or family-friendly suburbs in South Reno or Damonte Ranch, there’s a neighborhood to match every kind of buyer.
That’s why it’s crucial to work with a REALTOR® who understands how different each area feels. Your home should fit your lifestyle—and that starts with location.
Sure, spring and summer bring more buyers—but they also bring more competition. If you list in the winter, your home may stand out to serious, motivated buyers who are still looking due to job changes, family needs, or relocation.
With the right pricing and marketing strategy, you can have success in any season. I’ve helped clients get strong offers during the slower months—because buyers don’t stop needing homes just because it’s cold outside.

Whether you’re relocating to Reno, purchasing your first home, or thinking about selling, it’s important to be informed—not swayed by these common and outdated Reno real estate myths or well-meaning but incorrect advice.
